Primary Function:

The Asset Manager oversees operations and facilities management, expense management, contracted services, and tenant relations for our portfolio of multifamily properties.

Responsibilities:

  • Conduct weekly inspection of properties and prepare a summary report of property activity, conditions observed, cleanliness and opportunities for improvement (traveling between sites is required)
  • Assist in lease ups of units so as to maintain a high level of occupancy for the properties
  • Manage tenant and vendor access to all units and buildings
  • Process rental applications, renewals, and credit verifications; oversee unit turnover, rent collections, late notices and posting rents
  • Maintains accurate records of all community transactions (i.e. rent rolls, delinquency reports, move-ins/move-outs, etc.)
  • Negotiate and coordinate services/contracts from the bid phase through contract completion
  • Ensure all service agreements and insurance information is current and compliant with necessary policies and procedures
  • Serve as the primary point of contact for all tenant daily operating needs. Develop and maintain positive tenant relations and resolve tenant issues including lease and non-lease concerns in an efficient and courteous manner
  • Participate in the financial performance of the properties by formulating and managing the operational and capital budgets, tracking and reporting on financial performance, and implementing strategies for enhancing the value of the assets
  • Work on special projects and provide operational support on other projects as needed, including for other property types in the company portfolio

Requirements and Qualifications:

  • Bachelor’s Degree or higher, preferably in related field
  • 3-5+ years of multifamily real estate experience with property management and/or operations emphasis; experience must include tenant-facing role in which the candidate has demonstrated the ability to provide and maintain a world-class customer experience for tenants
  • A strong understanding of multifamily residential physical property systems and equipment 
  • Computer skills including proficiency in Microsoft Office plus proficiency in BuildingEngine and Yardi
  • Supervisory experience of contracted service personnel
  • Must be organized, efficient, can prioritize, have excellent follow-up and outstanding interpersonal and communication skills.
  • Professional approach, strong emphasis on excellent customer satisfaction and a desire to contribute to a successful team
