Property Manager
VP of Construction

Primary Function:

The Property Manager will manage operational and financial initiatives for Rafi Properties to ensure property expectations and goals are met. Responsibilities include overseeing in-house and contracted maintenance projects, managing building facilities, supervising construction and maintenance projects, assisting with leasing contracts, maintaining tenant relationships, advising ownership of changes to relevant legislation and identifying and implementing new opportunities for the property, while maximizing the value and potential of systems and programs already in-place.


  • Responsible for managing the day to day operations of the portfolio of properties, including but not limited to overseeing contracted property. management, billing, maintenance, landscaping, parking, tenant relations, and assisting with leasing efforts.
  • Serve as Rafi Properties point of contact for after-hours calls/questions/emergencies.
  • Assist Asset Manager in developing properties budgets and capital expenditures
  • Host monthly tenant meetup for operational and community. improvements/support.
  • Lead bi-weekly property walks with respective service providers
  • Enlist, hire and manage contractors and subcontractors from the bid phase through contract completion.
  • Ensure all service agreements and insurance information is current and compliant with necessary policies and procedures.
  • Serve as the primary point of contact for all tenant daily operating needs. Develop and maintain positive tenant relations by meeting with tenants on a regular basis and resolving tenant issues including lease and non-lease concerns.
  • Work on special projects and provide operational support on other projects as needed.
  • Participate in the financial performance of the property by managing operating expenses, assisting in preparing the annual budget along with the long range capital plans and budget, preparing budget forecast reports, overseeing utility recoveries and monitoring all purchases to ensure cost efficiencies.


  • Proficiency in office MS Word, Excel, and PowerPoint
  • Proficiency with Building Engine and Yardi
  • Minimum 3 (three) years in property management or related roles.
